Beware of Inaccurate Real Estate Search Engines
It is estimated that 90% of home buyers now use the internet as their primary source for home searches. Many of my clients here in Savannah use these sites (Zillow, Trulia, Realtor.com), and they are helpful to nail down what you want out of a home.
However, I cannot tell you how many times we a get a call from an excited client about a home that they found online. They ask us to schedule a viewing for them and we must regretfully tell them that the property was sold months before. The listings for online real estate sites are notoriously outdated, so I would advise you not to place too much faith in them. The home that you like may have been bought months ago, or it could have gone under contract a week or two earlier.
Something else that you need to know is that the home value estimators on these websites are also very inaccurate. What these value estimators do is take your address and then give a rough estimate based on the average price of properties in your area. If you live next to expensive homes, then your home price will be skewed upwards. Some experts claim that these home estimation tools can be as much as 90% inaccurate.
My advice would simply be to consult a real estate professional when either buying or selling a home. You should never trust an online search engine with outdated listings and inaccurate home prices.
